*****PLEASE NOTE THAT WE ASSIGN CABINS AT THE TIME OF RESERVATION.. BUT WE DO NOT GUARANTEE THAT EXACT CABIN DUE TO CIRCUMSTANCES THAT ARISE BEYOND OUR CONTROL.   SOMETIMES WE HAVE TO CHANGE CABINS THAT WERE ORIGINALLY ASSIGNED.

MONTHLY: Each rate is determined for the Guest  If your stay falls on either the 4^th of July or Labor Day Weekend your rate will be higher.  If a guest leaves early there is no refund.

 OUR CABINS are fully furnished, and decorated.  Each cabin has cable TV, dishes, linen’s, refrigerators, range top or full-size oven and microwaves (Efficiency & Bunkhouse cabins have no stove  or cook top).  Just bring your food and clothes, the rest is there.  We have DVD players that you can check out in the office.

CABIN POLICIES

Holidays and Special Events

*Will require a minimum night stay, check with us.

*When reservations are made, a one night deposit will be taken 45 days prior to your stay and charged on your credit card (if paying by check or money order, it must be in our office 45 days prior to your stay, if it is not, your reservations will be automatically cancelled.

*Cancellation:  If you cancel after the 45-day arrival period and we can re- rent the cabin, we will refund your deposit less 10% for credit card processing fees.  If we cannot rent it, the Guest shall be responsible for the rent due for the period of days they have reserved.  Please know that   every effort is made to re-rent the cabin.*No refunds for early departure.  NO shows shall be charged for the full amount of their reserved stay.

*If a guest does not follow the cabin notice posted in each cabin they may be subject to an ADDITIONAL cleaning charge and or damage charge.

*Dogs are allowed in certain cabins.  No deposit is required, but if there is any damage guest will be charged accordingly.

NON-HOLIDAY OR SPECIAL EVENTS POLICY

*Cancellation:  Is the same as the Holiday & Special Events Policy, except it is a 14-day cancellation not 45 days.  Reunions, and Monthly’s may have more restrictions, please check with management.  ALL OTHER POLICIES ABOVE SHALL APPLY.

RV Rates and Policies

SUMMER RATES:  MAY 15 TO OCTOBER 25

*Nightly:       $32.99  + tax
*Holiday:      $40.00  + tax
*Weekly:     $197.94  + tax  (stay 6 days and get 7^th day free)
*Monthly:  $550.00  (no tax) plus electric,  Based on one month only
                   $500.00  (no tax) plus electric,  Based on 2 or more months
                   ** Monthly’s , if your monthly stay falls on either July 4^th or Labor Day Weekend you will be charged an additional $75.00 for that Holiday.

WINTER RATES:  OCTOBER 26 TO MAY 14

*Nightly:     $26.99  + tax
*Weekly:    $161.99  + tax (stay 6 days and get 7^th day free)
*Monthly   $275.00  (no tax) plus electric

*ALL ABOVE RATES ARE BASED ON 4 PERSON OCCUPANCY.  ADD $2.75 EACH ADDITIONAL PERSON PER DAY

Our rate includes full hookup:  electric 30/50 amp, water, sewer,
garbage, cable TV and WIFI.

Telephone and propane is available at Guest’s expense

*WINTER STORE AND STAY:  $2.00 per day (no utilities);
Nightly rates apply as you visit and stay in your RV.

******PLEASE NOTE THAT WE ASSIGN RV SITES AT THE TIME OF RESERVATION.  WE DO NOT GUARANTEE THEM DUE TO CIRCUMSTANCES THAT ARISE BEYOND OUR  CONTROL.  SOMETIMES WE HAVE TO CHANGE SITES THAT WERE ORIGINALLY ASSIGNED.  CHECK WITH OFFICE TO MAKE SURE YOUR SITE DID NOT CHANGE BEFORE YOU PARK.

REFUNDS:  During our busy season we turn people away because we are booked.  If you leave early we will try to do all that we can to re-book your site/cabin and if we accomplish this you will receive a refund,  but, if we cannot re-rent your cabin/site then you are obligated for your full stay.

CANCELLATIONS:  During our busy season guests must cancel two weeks prior to arrival. If cancelled within the two week time frame.  If canceling after two weeks from arrival, management shall make every effort to rent the site.  If we cannot rent it, the Guest shall be responsible for the period of days they had reserved.  “No Shows” shall be charged for their intended stay.  Reunions, Holiday ,Special Events and Monthly’s shall have more restrictions, please check with management.
